Enhancement & Construction Updates (2026)

We’re pleased to share that enhancements are underway at Village at Shirlington as part of a comprehensive improvement plan by Federal Realty Investment Trust.

These updates are designed to elevate the pedestrian experience, enhance gathering spaces, and thoughtfully preserve the historic character that makes Shirlington a valued community destination.

Construction is currently underway and is expected to continue through November 2026.

What’s Coming

Our phased improvements focus on comfort, connectivity, and community:

Expanded Sidewalks & Outdoor Dining

  • Wider sidewalks along Campbell Avenue

  • Expanded al fresco dining patios

  • Improved pedestrian flow and gathering space

Enhanced Public Spaces

  • New seating areas throughout the property

  • Curated public art installations

  • Refreshed North Side Courtyard, Library Plaza, and the breezeway adjacent to Jenni’s Ice Cream

A Reimagined Fountain

  • The historic Beaux Arts fountain will be relocated from the street median to the North Side Courtyard

  • New basin, integrated seating, and coordinated landscaping

  • Designed to create a vibrant central gathering point

Sustainability & Infrastructure Improvements

In addition to visual and experiential upgrades, the project includes environmental enhancements:

  • New stormwater controls to reduce runoff and protect Four Mile Run

  • Conversion to energy-efficient LED street lighting

  • Preservation of the existing tree canopy to maintain neighborhood shade and ecological benefits

What to Expect During Construction

All businesses remain open and welcoming guests throughout construction.

Visitors may notice:

  • Temporary partial road closures along Campbell Avenue

  • Adjusted pedestrian routes

  • Directional signage to guide vehicular and foot traffic
